CHEAPEST FEE v BEST RESULT

When selling a house, you have some important decisions to make that will directly impact how much your property sells for.

Firstly, you need to decide what things are the most important to you. Is it paying the cheapest fee? Is it the quality of customer service you will receive? Or are you results focused and most concerned with getting the best possible price on your sale?

All of these things different levels of importance to different people, but as a seller you need to have a think about which things are the most important to you personally.

1. Paying the Cheapest Fee

Some people are just price/fee conscious and always looking to find themselves the cheapest deal, regardless of the consequences. Whether it is buying an old and broken car that then spends a lot of time in the garage, or buying the cheapest clothes they can get their hands on then having to throw them away after a few wears, that’s just the way their minds work. As long as they think they’re getting a ‘cheap deal’, then they are happy.

2. Receiving the Best Customer Service

Other people are very conscious of whether or not they are receiving a high level of customer service and being treated like a valuable client. They like to deal with the best and most qualified people and are willing to pay a higher price in return for that better level of service. They are likely to read TripAdvisor reviews before booking their next holiday and will be careful about where they buy things from. We’re thinking John Lewis, First Direct and Disney – these people like a quality client-focused experience!

3. Getting the Best Possible Result

Some people are results focused, and can see the ‘bigger picture’. They are able to look beyond the short term and the ‘how much will that cost’ line of thinking and focus on ‘what are the benefits to me’ and ‘how do I obtain the best result’. These people will analyse a lot more than just the cost of something and are much more likely to work out if the benefit outweighs the cost. These people would much rather pay a higher price for a much better quality of clothing that will last a lot longer and understand that if you ‘buy cheap you pay twice’. They’ll buy a quality car that never breaks down and even if it did it will have a warranty and they’ll receive a courtesy car to keep them on the road. They realise that ‘time is money’, and will be much more financially astute whilst making wiser long-term choices.

So How Do These Fit Into Selling Your Home?

Your mindset and your priorities will have a big impact on both ‘how’ you sell your home and ‘which’ estate agent you instruct.

If your focus is low fees and ‘how cheap’, then you’d be best to go with an internet agent or a cheap fixed fee agent. They can offer you a cut down service with far less marketing, less viewings, and a more basic level of customer service. As your agent will likely be paid the same fee regardless of how much your property sells for, then they’ll want it off their books quick and move onto the next one. So if you’re not worried about the best result or how much your house sells for, then you’ll be wanting to go down the cheap fee route.

If your focus is customer service, then you want to be carefully researching who offers the highest levels of client satisfaction. You need to spend a bit more time before making your choice but make sure you are reading google reviews and have spoken to others who have sold with the agent you are thinking of selling with. Collect as much info as you can and speak to the agent in detail as well and get a good feel for their customer service levels.

If you’ve had a good think about things and decided that actually achieving the best result is the most important to you, then you want to be instructing the agent who consistently gets the best results. This won’t be the agent who advertises properties as ‘sold within 48 hours’ to the first offer that came in, nor the one who is constantly moving their properties to a fixed price because they’ve not been able to secure a good result and their pricing/marketing is all wrong!

This will be the agent who is consistently selling properties at closing dates well above home report value and generating exceptionally high levels of interest on their listings. They won’t be selling the property after the first viewing or advising their client to take that offer that’s a couple of thousand over the home report – they will be ensuring their client gets the best possible price and will do all that they can to secure multiple offers well in excess of home report value. If you’re results focused, then that’s the agent you want to be speaking to!
