Across our local market, we continue to see strong levels of buyer demand, particularly for well-presented homes that are marketed and priced correctly. In fact, around 2 out of every 3 properties we sell are currently achieving a sale price above their Home Report valuation. Many of our properties are also attracting multiple interested buyers, resulting in closing dates and competitive offers. With demand currently higher than the supply of available homes in many parts of our local market, serious buyers are having to compete for the right properties. That competition can put sellers in a very strong position.

Property prices are higher than last year

It isn’t simply about activity; property values have continued to move upwards. Latest official figures from Registers of Scotland show that the average Scottish property price was 2.3% higher than a year earlier, providing further evidence of the resilience of the market. In fact in local postcode areas, some house types are up more than 5% from just 12 months ago! Of course, every property and every local area is different, which is why getting the pricing and marketing strategy right from day one remains so important.
