It might feel as though Christmas is still a long way off, but if your goal is to be celebrating in a new home this December, now is the time to get the wheels in motion.

Many people underestimate just how long the moving process can take. While some sales complete very quickly, others involve property chains, mortgage approvals, legal work and factors that are simply outside anyone's control. Giving yourself enough time is one of the best ways to enjoy a smoother, less stressful move.

Getting your property listed is rarely the slow part of the process. The Sale Is Only the Beginning Once your home is on the market, you're entering a chain of events that often involves several other buyers and sellers. Even if your property attracts an offer within the first week—which many do—you may still be relying on your buyer selling their own home, securing mortgage approval or waiting on legal work to be completed further down the chain.

Once an offer is accepted, solicitors will typically allow around six weeks for the conveyancing process, assuming everything progresses smoothly. If there are delays elsewhere in the chain, this timeframe can easily become longer.

Allow Around Three Months While every move is different, we generally recommend allowing at least three months from putting your home on the market to collecting the keys to your next one. Of course, some moves happen faster, but planning around a realistic timescale helps avoid unnecessary pressure and disappointment.

As a guide:
⦁ Start your move in August and you're likely to complete during November.
⦁ Start in September and completion is often December.
⦁ Leave it until October, and moving before Christmas becomes far less certain.

If spending Christmas in your new home is important to you, aiming to have your property on the market no later than the end of September is sensible.

Why August and September Are Such Strong Selling Months
From our experience, one of the busiest periods of the year begins once the schools return after the summer holidays. Between the middle of August and the end of September, buyer activity is consistently strong. Families are settled back into routines, many buyers are motivated to move before the end of the year, and viewing levels remain high.

As we move into October and November, the evenings become darker, the weather deteriorates and attention naturally begins to shift towards Christmas. While homes certainly continue to sell throughout the winter, buyer urgency and overall market activity often reduce compared with late summer and early autumn.

This six to seven-week window is consistently one of the best opportunities of the year to bring a property to market.
